| Deducting any pre-tenancy invoices if applicable |
| Collecting and remitting rent |
| Liaising with utility suppliers when the tenant occupies the Property |
| Preparing statements |
| Operating a rent arrears process |
| Contacting you and the tenant regarding any renewal or termination |
| Negotiating renewal, preparing and submitting any documentation |
| Administering ground rent and services charges where applicable |
| Dealing with day-to day management matters |
| Retaining a working fund |
| Instructing independent inventory clerks |
| Arranging routine repairs and instructing approved contractors |
| Arranging annual Gas Safety reports, Electrical Safety Tests and Energy Performance Certificates |
| Instructing professional cleaners |
| Investigating matters relating to the property |
| Property visits at least twice annually |
| Advising you on any damages or compensation due from the tenant |
| If compensation is due liaise with you and the tenant outlining details of the claim and making necessary, deposit deductions and liaising with the DPS if necessary |
| If we are instructed to oversee works which exceed £2000 we reserve the right to charge a fee of 10% of the total cost of that work |
